What a kitchen remodel with us looks like

Most kitchens we’re called into have the same problem, and it isn’t the countertops. It’s that the room was laid out for a way of cooking and living that stopped matching the household years ago. So before anyone talks about finishes, we spend a session in your kitchen watching how you actually use it. We look at where the bottlenecks are, what you reach for daily, who else is in the room while you cook.

That session drives a layout study: usually three options, drawn to scale, showing what each one costs and what it would take structurally. Sometimes the answer is that a wall comes down. Often it’s that the refrigerator and the sink are three steps too far apart and always have been.

Where the money actually goes

Homeowners are frequently surprised by the split. On a typical $70,000 kitchen:

The structural question

A surprising share of Lincoln kitchens sit under a load-bearing wall that separates the kitchen from the dining or living room. Removing it is very often the single change that transforms the space, and it is not a DIY-adjacent decision.

We handle this end to end: a licensed structural engineer sizes the beam, we pull the permit, we build temporary shoring, and we schedule the inspection. In a bungalow or a mid-century ranch, expect this to add roughly $6,000–$14,000 depending on span and whether the load path can reach an existing foundation.
